Here we are waiting for the first storm of the season to come ashore in Gulf Shores and seems that it will be a tropical depression when it gets here. That is good. We are setting set up for the 2013 National Shrimp Festival which will be toward the end of the coming week. If you have never visited the festival, you should do so this year. Plenty to see and plenty of seafood, great seafood. The real estate market continues to churn along with Median sales in Gulf Shores, of homes under $500,000 at $186,250. Low of $55,000 and high of $450,000.
Average Gulf front Condominium sales in Gulf Shores is $267 a square foot, with 108 listed at present. Orange beach is showing $255 per square foot with 165 units listed directly on the gulf.

Red Snapper and Shrimp
Good news for the area. Gulf of Mexico's chief fisheries manager announced yesterday that he is authorizing a 14-day fall season opening at 12:01 a.m. Oct. 1 through 12:01 a.m. Oct. 15. The daily bag limit will remain two, 16-inch-or-longer fish per person per day. Earlier this year, statistics revealed that the latest red snapper stock assessment showed its population rebuilding faster than previously believed. This is great news for charter boat operators and should help them continue their business. The 42nd Annual National Shrimp Festival will occur during the last week of the Snapper season, bringing many visitors to Gulf Shores and Orange Beach. You should come see us too!
Rates and Buying
Today 30 year fixed rate at 4.750. The sales increase is 12+% over this time a year ago. Activity is up because economy is better, however, the major high end purchase of late is automobiles.
Here is a thought. Automobiles begin to depreciate as soon as signature is on the dotted line, however, real estate will always appreciate over the long haul. Just saying.

Rain and football
Continues to rain here in Gulf Shores and Orange Beach along the Gulf of Mexico. Fortunately, there are many great restaurants and “dives” here to ease the pain. When the sun reappears, and it always does, there are a myriad of water sport activities, golf courses, and day tours to very exciting destinations. This week we have the 2nd annual SEC Beach Fest, featuring all that is good about SEC Football. The event will be held at the main public beach in Gulf Shores, with a Friday night concert featuring “Bayou Soul” style of Louisiana native, Marc Broussard, blending rock, R&B and blues and wrapping it all up with a Southern twist. On Saturday night, Rodney Atkins, whose no. 1 singles include “If You’re Going Through Hell (Before the Devil Even Knows),” “These Are My People,” and Platinum hits like “Take a Back Road” and “Farmer’s Daughter.” Both concerts are scheduled to start at 8 p.m. and are free with your SEC Beach Fest ticket.

Living with the parents?
The news reports that 36% of young adults fail to Launch. Continue to live at home with the parents. The cost to parents is estimated to be $8 to $20 thousand per year. The way I approached that situation, before I knew there was a name for it, was to gift that amount and help obtain financing for their own home. They are both on their own now and doing well, saving the aforementioned amount yearly. Of course, they did have employment and some sort of credit rating, which is another subject altogether. Gulf Shores and Orange Beach Entertainment
Plans are beginning to come together for a 500-acre entertainment development and city sports complex that could generate more than $100 million in annual sales and employ nearly 3,000 people in south Baldwin County. A blockbuster group that holds the rights to comedians Jeff Foxworthy and Larry the Cable Guy and has the backing of singer Tony Orlando will reportedly root itself in south Baldwin County by opening a complex described as a mix of Branson, Mo., and Six Flags. The development has been called Blue Collar Country and it would be home to performance venues such as an amphitheater, hotels, an RV resort, retail shops rides, restaurants and other amenities. The first phase of the project would bring an estimated $175 million of investment into Alabama, create 450 construction jobs and 1,400 permanent jobs locally, according to county records. The city of Foley has additional plans to create a 100,000-square-foot indoor event center as well as outdoor sports fields to complement the Blue Collar group’s project. According to city officials and county records, more than 500 acres have already been purchased on the city’s south side for roughly $12 million. The property is located at the northwest corner of the Foley Beach Express and Baldwin County Road 20. Fern Ave in Foley is reportedly being extended to Foley Beach Express which will aid emergency vehicles enroute to local medical facilities.
